Concrete Crack Repair & Joint Sealing Nampa ID

Concrete cracks. The question is whether a crack is harmless or letting water into the base, where it freezes, pushes and turns a small problem into a broken slab. We clean, fill and seal cracks and joints in driveways, walks, patios and garage floors so water stays on top of the concrete.

Which Cracks Matter

Hairline shrinkage cracks are normal. The American Concrete Institute's slab guide says plainly that some cracking is expected even on well-built floors. The cracks worth fixing are the ones that keep widening, have one side higher than the other, or open up enough to collect dirt and water. A crack with a height difference across it usually means the slab underneath has moved, and sealing alone won't fix that.

Joint Sealing

Control joints and expansion joints are planned breaks in the concrete. Over time the filler in them dries out, weeds root in, and sand and water pack into the gap. Cleaning out a joint and sealing it with a flexible sealant keeps water from running straight under the slab. Hot-applied joint and crack sealants for concrete and asphalt pavements are specified under ASTM D6690; on residential flatwork, flexible cold-applied sealants are also common.

Why It Matters More in Nampa

Nampa's average daily low sits below freezing from November through March. Water that gets into a crack in October can freeze and thaw dozens of times by spring, prying the crack wider each time. Sealing in late summer or early fall, before the first hard freeze, is the timing that pays off most.

What It Costs

HomeGuide's 2026 national guide puts small crack and pothole fixes on a driveway at $100 to $400. Repairing concrete that's crumbling or spalling runs $3 to $8 per square foot, and major repairs or resurfacing run $600 to $3,000. Your quote lists the linear footage of cracks and joints we'll seal, so there's no "as needed" line that grows later.

When a Crack Is a Symptom

  1. One side of the crack is higher: the slab has settled or heaved. Look at concrete leveling or replacement.
  2. The surface around the cracks is flaking or pitted: that's scaling, and resurfacing may be the better fix.
  3. The slab is broken into pieces: replacement is usually the better value.

Keeping Cracks Sealed

Joint sealant doesn't last forever. Check joints each spring after the freeze-thaw season, pull any weeds, and reseal sections that have pulled away from the concrete.
